Yes, Radon Mitigation Systems Need Regular Check-ups
and Occasional Maintenance
We get a lot of calls from people with questions about their radon systems. Typically, most companies who've installed radon systems over the last 30 years are no longer in business. Many homeowners, who on average moves every 11 years, have no idea when their radon system was installed or who installed it. All radon systems should be properly labeled with installation date, installers name and contact info, along with other important data.
Since A Best Radon Systems is one of the only full time radon companies in NY we get a lot of those calls. Most people realize there's some danger associated with radon so they want to know if their radon system is working properly or not. Even more often we get calls when the radon system is making loud noises or appears not to be working. They often ask if there's a need for maintenance or how to tell if their radon system is working at all or if there is a need to test to see how well it's actually reducing the radon .
And some people are not even sure what radon is. Radon is an invisible, radioactive gas that can seep into homes, posing serious health risks. Radon mitigation systems are essential for safety but require regular maintenance to remain effective. Here’s a concise checklist to keep your system in top shape.
Understanding Radon and Detection
Radon, found in soil and rock, enters homes through foundation cracks and gaps. Long-term exposure can cause lung cancer. The EPA states that 1 in 15 US homes has high radon levels. Testing and installing a mitigation system are crucial first steps.
How Radon Mitigation Systems Work
Most systems use active soil depressurization, involving a radon fan and PVC pipes to create a vacuum that prevents radon entry. For homes with crawl spaces, sub-membrane depressurization with plastic sheeting is used. Regular maintenance is vital to ensure these systems function correctly.
Maintenance Checklist
Monthly Tasks:
Manometer: Check the pressure gauge attached to the PVC pipe. No pressure difference indicates a fan issue.
Radon Warning Device: Ensure the alarm or warning device is operational. Replace batteries if needed.
Exterior Vent Pipe: Clear any obstructions like bird nests or leaves to maintain airflow.
Biannual/Annual Tasks:
Inspect the Fan: Listen for unusual sounds or reduced airflow, indicating a need for replacement.
Retest Radon Levels: Test every two years using continuous monitoring devices or short-term kits.
Inspect Caulking and Seals: Check for new cracks or gaps and replace damaged seals to prevent radon entry.
Additional Tips for a Healthy Home:
Increase natural airflow by opening windows.
Check smoke and carbon monoxide detectors regularly.
Seal foundation cracks to prevent radon and moisture issues.
Why Maintenance Matters
Proactive maintenance of your radon mitigation system ensures your home remains safe. Regular upkeep is an investment in your family’s health and peace of mind.
